Music Venue Seeking New Location: Un local de música busca una nueva ubicación

Why would a music venue be seeking a new location?  This story serves as a lesson to be learned when investing in real estate.  It shows two important lessons that a contract is only as good as the people behind it, and when you're a renter, be careful of investing too much money into something you don't own.

Born Free Pub was an established pub venue in Tampa, and it looked like a solid location to rent to redesign, updating it with a refresh to further support the local music scene.  While there are tons of supporters who will tell you how many awesome shows they enjoyed there, the problem was not about people having fun, as it served as an outlet for many a musician to play over the years it was open.  The new renters came in, seasoned in the entertainment industry, knowing what it needed the most to be successful, and they proceeded to invest about $95,000 of their own money to give it a needed facelift.

As they had signed a five-year lease, thinking they would be at the location for at least that long, wouldn't it seem reasonable to invest in a business you thought would be there for a minimum of five years?  Afterall, when you're talking a music venue, you're talking big ticket items, such sound systems, PA, loud speakers, stuff to stock a bar and whatever else you can imagine people want at a concert venue.  On the surface, the whole thing seems reasonable, but nobody has that crystal ball to know the future.

The problem started when the owner died.  That's where a contract is only as good as the people behind it comes in, as if one person dies, can the contract still be enforced?  In theory, the estate could and should honor any lease for property, but that's assuming that people had their affairs in order before they died.

When someone dies, that's where the grey area comes in, as things can get tricky.  They reached out to the estate, paid their normal bills in good faith, but who knows what happened behind the scenes?  Again, you cannot enforce a contract with a dead person, though they certainly did try in good faith.

When the doors closed, that meant that they lost all the $95,000 that they had invested into the location.  Thus, it serves as a reminder to renters all over that you should be warned before investing too much money into a property that you do not own.  Some of that might just stay with the property.

With commercial versus residential properties, there can be slight differences, as businesses allow for property modifications to accommodate a business.  However, a general rule of thumb may be that if it is attached to the property, such as with screws, then a lot of times, it might stay with the property.  Modifications where things are screwed or anchored into the wall in a permanent fashion cam be considered part of the property, regardless of who paid to put it in, so there are times when renters may take a loss by investing permanent attachments to property that they do not own, for example.

Thus, if you paid to paint the walls, it's not like you're going to take that paint off when you leave.  It becomes a permanent part of the property, whether you paid for it, or the owner paid for it to be painted.  While some modifications like paint might be reasonable, when you're talking nearly a hundred grand, you might think twice about investing that kind of money into a rental property.

Take that same money, and buy vacant land.  When you're talking a concert venue, you can get away with a rectangular block building with very little frills, or even an outdoor set up with a teardown stage.  Bathrooms are really the most important part to invest in, as well as a bar and stage areas.

As a third-generation Realtor who is licensed in both Michigan and Florida to sell real estate, I have seen and heard a number of similar horror stories through the years.  Most people think that renting is a way for them to make sure that they like the area, not realizing that rent is money they're not getting back.  Whereas, even if it's more expensive up front, at least when you own, you might be able to recuperate some of what you invest when you sell or be able to have it set up to rent to someone else.

As a former booking a publicity agent in Toledo and Detroit who has organized a number of concerts and events over the years, I was also there to watch various clubs get set up and established over the years.  Some succeed, and others fail.  There's no special recipe to follow, as luck and circumstances beyond our control factor in when people least expect it, such as someone dying when you don't expect.

As a journalist who has covered entertainment throughout the world, I have also come to know some of the regional trends based on the 90-mile rule.  The 90-mile rule is an unspoken rule of thumb that when a band is touring, they should space out their stops a minimum of 90 miles apart so as not to wear out the fans with too many shows too close to each other.  In other words, space the shows out to be able to get different fans at each show, so you're not asking the same people to come to every show booked.

The 90-mile rule is combined with the target of hitting major cities.  In theory, the larger cities will draw the larger audiences, which is why tours tend to go to bigger cities, as opposed to playing out in the middle of a cornfield and hoping that you find them.  To look at the big picture, look at the cities.

Literally, take a map out, pretend like you're a band on tour, and what cities would you want to play?  Obviously, Detroit is on a lot of hit lists, even though Michigan is a peninsula state that you don't generally go to, unless you're going to Michigan; meaning, if you're on tour, you're going to stick to major interstates from state to state, and if traveling across the country, you're more likely to go across the Ohio Turnpike, which does not go into Michigan.  However, if you're coming from Florida up I-75, then Michigan would be your last stop when heading up north, and you may wonder why this matters.

With Detroit, it's located in the Midwest between major cities like Cleveland, Fort Wayne, Cincinatti and other such places, so if you're coming on tour, it's likely you'd go from one of those cities to the other on tour.  In the big picture, Detroit's only a couple hours from Cleveland or Fort Wayne.  Whereas, if a band is willing to stray so far off of I-10 when traveling across the country to go as far south as to Tampa, what's the next city that the bands are going to hit on the 90-mile booking rule?

Florida is a big, long state, and there are many bands who opt to skip going too far south in Florida, knowing that they will have a long drive without another city to hit.  That's why there's not as many tour stops in South Florida, no matter how badly we might want the bands to come this far south.  It's the logistics that can hamper it, and there really needs to be a South Florida connection to tour.

Look at venues like the Green Parrot in Key West.  They know that it costs bands a lot to travel that far south, and they know that the real estate is at a premium there.  A lot of times, they will offer a place to stay for the bands when they come as an incentive to go that far south and not worry about hotel costs.

If individual club owners would not only take a hint from that setup, and join forces together, they might even be able to establish a clear touring connection from South Florida cities.  My suggestion would be Tampa, Sarasota, Fort Myers, Key West and Fort Lauderdale, for the bands to be able to go down I-75 and US-1, then back up I-95 on an established route with club owners in alignment.  I told Deen to talk to Kelly, they're both trying to get Tampa and Sarasota started for rock bands, so why not join forces with venues like The Ranch in Fort Myers, the Green Parrot or Sloppy Joe's in Key West, and venues like House of Blues in Orlando and The Culture Room in Fort Lauderdale to make a route?

Give an incentive like free room or being likely to book at other South Florida locations to make it more attractive for bands to travel to the furthest regions here.  Unfortunately, as easy as it is to come up with good ideas, it's harder to have anyone listen and make them a reality, as there's unforeseen events and circumstances beyond our control, such as people dying and leases being broken.  That means that the hard rock music scene will still have a way to go in South Florida, especially with big attractions like Fort Rock, who was sold out every year in Fort Myers, pulling out completely.

Haunted Houses Compared: Casas encantadas comparadas

As Halloween is one of my favorites, we had to go to a couple haunted houses in Michigan, and comparing the two is like comparing a couple different flavors of ice cream, as they both had completely different flavors of spookiness.  I'm not going to say that one is better than the other, as both of them had different levels of scare, so to speak, with Eloise Asylum brining the actual haunted location, on the books, with a documented history; whereas, Azra Haunt featured more of the new age scares for people.  The spookiness of an old asylum brings about different feelings than a warehouse with different textures, feels, popups, 3-D glasses and black light reflective scares that people will also appreciate for a fall scare.

Como Halloween es uno de mis favoritos, tuvimos que ir a un par de casas embrujadas en Michigan, y comparar las dos es como comparar un par de sabores diferentes de helado, ya que ambos tenían sabores espeluznantes completamente diferentes. Eloise Asylum was the first one that we went to, with our group consisting of Sheree and Billie, as well as myself.  Previously, we had gone to a number of other area haunted houses, but these two were new for us this year.  We were excited to check out Eloise Asylum, as it's put on by a family favorite, Alice Cooper.

In comparison to Phil Anselmo's House of Shock in New Orleans, this was a completely different feel, as Phil brought more of that New Orleans and souther bayou spicy flavor.  There were no massive snakes jumping out at the Asylum like there was in New Orleans.  However, I will say that House of Shock still had one of my favorite openings, having a guy ziplining down as a dark priest taking over with fire.

Surprisingly, Eloise Asylum did not have an over the top introduction, opting more for the natural environment to be scary enough.  Not far outside of Detroit, in an abandoned asylum that was so big that it used to have its own area code, some of my friends absolutely refused to go to it at all.  One said, "you don't understand, my aunt died there, as she got to know a nurse who gave her too many meds when she was depressed, and she literally checked in and never checked out, committing suidicde."

Hearing stuff like that, real stories from real people I know, only sets the tone when walking up, seeing all the blown out glass windows on the building next door, which fits in with that creepy Detroit at night vibe where you just want to pick up the pace, as you don't know who is watching you at night.  The creepiness was a simple manikin illuminated in an abandoned room to get your attention.  There's some razor wire walking into the entrance, and that's when you see a slight carnival theme with a few different varieties of food trucks, though that could have been played up more with other vendors.

Compare that entrance to Azra Haunt, and sorry, but that wait blows the other out of the water.  They had a few different fire dancers and flowbies with glowing objects to dance and entertain, complete with a DJ spinning tunes, some cool laser lights, a fog machine, and places to take pictures.  The wait to get inside was at least entertaining, and maybe it was going on Devil's Night that had a lot of other patrons dressing up in skimpy outfits and scary stuff that only added to the effect of the attraction.

In all fainess, Eloise Asylum did have an entertaining wait area, but it was not until you were waiting to get into the second haunted portion of the attraction, going into the basement of the asylum.  That's where they had the freak show hidden, with a guy crazy enough to screw things into his face and hammer nails up his nose.  It's a different flavor of entertainment from the fire dancers at Azra Haunt, so that's why I don't want to say one is better than the other, as one person might be freaked out by fire, especially if they experienced a house fire or something, while others may have a fear of needles.

Eloise Asylum also had a picture taking area at the end, as opposed to the beginning like Azra Haunt.  Azra did have a few different areas set up for pictures though, featuring a dragon up front, a creepy zombie lady to take pictures with, as well as a couple different skeleton features for pictures.  Eloise had a big monster at the end holding a victim upside down, which was cool, but after that, they had the video option where a camera goes around you as you dance for a video shoot oppoturnity, very cool.

Once inside, these haunted houses varied considerably.  Eloise Asylum had the very specific storyline sticking to the old asylum, with most props being stuff found inside the acutal asylum, such as a hallway of old filing cabinets, old offices still set up from former doctors, and a plethora of props true to what had taken place there, from frontal lobotomies and varies brain surgeries, to desensitization chambers, electroshock therapy and so many other archaic procedures that people found totally acceptable to cure whatever ails you, like hysteria in women, as it's better to be a vegetable drooling on yourself than to have an opinion on something in life, so these cure-alls cured just about everything.

As a reminder, it wasn't all that long ago that these things were prefectly acceptable treatments.  Knowing someong who had a frontal lobotomy in the mid-eighties, convinced that it would cure her epilepsy, this was a lady who was left confined to a wheelchair after the surgery and died shortly thereafter, this that happened in my lifetime, as I recall seeing her in her wheelchair before she died.  Who thinks in a few years that people will look back on all the pills being pushed on people, kinda like they are doing already, and when will they say that wasn't a good idea afterall either, as isn't a lot of psychology really more like guinea pig-ology of try this, and if that didn't work, will this one work???

The real scare of the Eloise Asylum is that a lot of the stuff scaring you is stuff that really went down in the building, documented, on the books, along with actual death records from actual people in the area.  Walking through there is more sombering than anything, like a cold shower of a reminder that there's actual ghosts of people who were tortured against their will and died in the name of knowing science.  It makes your stomach churn into knots, as you wonder if you were around back then, would you have been thrown into an asylum for a temper tantrum, because you voiced an opionion, or because you were married to someone who wanted a divorce and figured it was cheaper to admit you there instead.

El verdadero miedo del Eloise Asylum es que muchas de las cosas que te asustan son cosas que realmente ocurrieron en el edificio, documentadas, en los libros, junto con registros de muerte reales de personas reales en el área. Truth is stranger than fiction, and it can be scarier, too.  When you feel the chill of the air there, is it a drop in temperature, or an actual spirit saying hi, as they are happy to finally see a visitor there?  When you don't know for sure, that's the real scare in going to an actual haunted location like Eloise Asylum.

That being said, there is a time and a place for over the top theatrics, and Azra stepped up for that.  As opposed to an actual storyline in a real location, Azra popped up in the midst of Madison Heights.  We parked at the church next door, which did not require an additional parking fee like Eloise's extra $5.

As mentioned, the entrance was great with the dancers, DJ, lasers, blacklights, props and whatnot.  They were giving out freebies, which is always cool.  We got a foam glow bar and a laynard there.

Inside Azra, they started out traditional, then went into an entire section where you put on 3D glasses and have the blacklight effects.  This is a teaser for their blackout event next weekend, where they open the haunted attraction, turn out all the lights and only give one person a black light flashlight to find their way through.  If I am still in town, that sounds like a pretty cool thing to check out actually.

Azra brought a bigger variety of scares, from clowns and dolls to a room inspired by American Horror Story, which was a cool surprise.  Talking after, neither haunted house had vampires or werewolves, which is what a lot of haunted attractions used to have.  This was more new age with the lasers, blacklights and 3D effects, but it also had some traditional classics, like a spider room that had the spooky feeling spiderwebs dangling from the ceiling to brush against your face as you walked.

While Eloise Asylum had one of my favorite effects, the spinning tunnel that makes you feel as if you're going to fall over when you're standing up, Azra had a few other effects.  Azra had the creepy bridge that made you feel as if you will fall, as well as rooms that got smaller and ramps to trick your footing.  Again, the effects were different flavors, so not the same to be able to say one is better than the other.

Overall, I would go back to both of them again.  Eloise Asylum has some ghost hunt options that I would be up for exploring, given the history of the location.  However, Azra has rage rooms where you can smash stuff, as well as escape rooms with different themes that look way cool to check out, too.

Again, both offer different things, so while some people rated Azra as number one in Michigan, I can see why.  However, I think the history of the Eloise Asylum kicks the scare factor up a notch as well.  Both are worthy of checking out, even if you have to wait until next year, and both offer some options to explore this year, such as the rage rooms at Azra and the guided ghost hunts at Eloise.
