Music Venue Seeking New Location: Un local de música busca una nueva ubicación

Why would a music venue be seeking a new location?  This story serves as a lesson to be learned when investing in real estate.  It shows two important lessons that a contract is only as good as the people behind it, and when you're a renter, be careful of investing too much money into something you don't own.

Born Free Pub was an established pub venue in Tampa, and it looked like a solid location to rent to redesign, updating it with a refresh to further support the local music scene.  While there are tons of supporters who will tell you how many awesome shows they enjoyed there, the problem was not about people having fun, as it served as an outlet for many a musician to play over the years it was open.  The new renters came in, seasoned in the entertainment industry, knowing what it needed the most to be successful, and they proceeded to invest about $95,000 of their own money to give it a needed facelift.

As they had signed a five-year lease, thinking they would be at the location for at least that long, wouldn't it seem reasonable to invest in a business you thought would be there for a minimum of five years?  Afterall, when you're talking a music venue, you're talking big ticket items, such sound systems, PA, loud speakers, stuff to stock a bar and whatever else you can imagine people want at a concert venue.  On the surface, the whole thing seems reasonable, but nobody has that crystal ball to know the future.

The problem started when the owner died.  That's where a contract is only as good as the people behind it comes in, as if one person dies, can the contract still be enforced?  In theory, the estate could and should honor any lease for property, but that's assuming that people had their affairs in order before they died.

When someone dies, that's where the grey area comes in, as things can get tricky.  They reached out to the estate, paid their normal bills in good faith, but who knows what happened behind the scenes?  Again, you cannot enforce a contract with a dead person, though they certainly did try in good faith.

When the doors closed, that meant that they lost all the $95,000 that they had invested into the location.  Thus, it serves as a reminder to renters all over that you should be warned before investing too much money into a property that you do not own.  Some of that might just stay with the property.

With commercial versus residential properties, there can be slight differences, as businesses allow for property modifications to accommodate a business.  However, a general rule of thumb may be that if it is attached to the property, such as with screws, then a lot of times, it might stay with the property.  Modifications where things are screwed or anchored into the wall in a permanent fashion cam be considered part of the property, regardless of who paid to put it in, so there are times when renters may take a loss by investing permanent attachments to property that they do not own, for example.

Thus, if you paid to paint the walls, it's not like you're going to take that paint off when you leave.  It becomes a permanent part of the property, whether you paid for it, or the owner paid for it to be painted.  While some modifications like paint might be reasonable, when you're talking nearly a hundred grand, you might think twice about investing that kind of money into a rental property.

Take that same money, and buy vacant land.  When you're talking a concert venue, you can get away with a rectangular block building with very little frills, or even an outdoor set up with a teardown stage.  Bathrooms are really the most important part to invest in, as well as a bar and stage areas.

As a third-generation Realtor who is licensed in both Michigan and Florida to sell real estate, I have seen and heard a number of similar horror stories through the years.  Most people think that renting is a way for them to make sure that they like the area, not realizing that rent is money they're not getting back.  Whereas, even if it's more expensive up front, at least when you own, you might be able to recuperate some of what you invest when you sell or be able to have it set up to rent to someone else.

As a former booking a publicity agent in Toledo and Detroit who has organized a number of concerts and events over the years, I was also there to watch various clubs get set up and established over the years.  Some succeed, and others fail.  There's no special recipe to follow, as luck and circumstances beyond our control factor in when people least expect it, such as someone dying when you don't expect.

As a journalist who has covered entertainment throughout the world, I have also come to know some of the regional trends based on the 90-mile rule.  The 90-mile rule is an unspoken rule of thumb that when a band is touring, they should space out their stops a minimum of 90 miles apart so as not to wear out the fans with too many shows too close to each other.  In other words, space the shows out to be able to get different fans at each show, so you're not asking the same people to come to every show booked.

The 90-mile rule is combined with the target of hitting major cities.  In theory, the larger cities will draw the larger audiences, which is why tours tend to go to bigger cities, as opposed to playing out in the middle of a cornfield and hoping that you find them.  To look at the big picture, look at the cities.

Literally, take a map out, pretend like you're a band on tour, and what cities would you want to play?  Obviously, Detroit is on a lot of hit lists, even though Michigan is a peninsula state that you don't generally go to, unless you're going to Michigan; meaning, if you're on tour, you're going to stick to major interstates from state to state, and if traveling across the country, you're more likely to go across the Ohio Turnpike, which does not go into Michigan.  However, if you're coming from Florida up I-75, then Michigan would be your last stop when heading up north, and you may wonder why this matters.

With Detroit, it's located in the Midwest between major cities like Cleveland, Fort Wayne, Cincinatti and other such places, so if you're coming on tour, it's likely you'd go from one of those cities to the other on tour.  In the big picture, Detroit's only a couple hours from Cleveland or Fort Wayne.  Whereas, if a band is willing to stray so far off of I-10 when traveling across the country to go as far south as to Tampa, what's the next city that the bands are going to hit on the 90-mile booking rule?

Florida is a big, long state, and there are many bands who opt to skip going too far south in Florida, knowing that they will have a long drive without another city to hit.  That's why there's not as many tour stops in South Florida, no matter how badly we might want the bands to come this far south.  It's the logistics that can hamper it, and there really needs to be a South Florida connection to tour.

Look at venues like the Green Parrot in Key West.  They know that it costs bands a lot to travel that far south, and they know that the real estate is at a premium there.  A lot of times, they will offer a place to stay for the bands when they come as an incentive to go that far south and not worry about hotel costs.

If individual club owners would not only take a hint from that setup, and join forces together, they might even be able to establish a clear touring connection from South Florida cities.  My suggestion would be Tampa, Sarasota, Fort Myers, Key West and Fort Lauderdale, for the bands to be able to go down I-75 and US-1, then back up I-95 on an established route with club owners in alignment.  I told Deen to talk to Kelly, they're both trying to get Tampa and Sarasota started for rock bands, so why not join forces with venues like The Ranch in Fort Myers, the Green Parrot or Sloppy Joe's in Key West, and venues like House of Blues in Orlando and The Culture Room in Fort Lauderdale to make a route?

Give an incentive like free room or being likely to book at other South Florida locations to make it more attractive for bands to travel to the furthest regions here.  Unfortunately, as easy as it is to come up with good ideas, it's harder to have anyone listen and make them a reality, as there's unforeseen events and circumstances beyond our control, such as people dying and leases being broken.  That means that the hard rock music scene will still have a way to go in South Florida, especially with big attractions like Fort Rock, who was sold out every year in Fort Myers, pulling out completely.

Lions at the Gate, God Forbid, Lacuna Coil: Leones en la puerta, Dios no lo quiera, Lacuna Coil

Warning: this here review is about to take quite a few tangents, so you might as well grab a cup of tea, a beer, or whatever you're into, as you just might want to settle in for this one before we even get started.  On the surface, it's a lovely concert review about Lions at the Gate, God Forbid and Lacuna Coil playing at Jannus Live in St. Petersburg, Florida, which happened to be the last stop at the end of their tour.  In reality, we are about to throw back a few things, and in order to understand one thing, I will have to explain another, which is where those tangents come in at, so don't say that I didn't warn you.

With the Day of the Dead nearly upon us, and the veil between the worlds getting thinner each moment, I have to start with mentioning the dead.  A former student of mine had asked me not too long ago if I ever felt the spirits when I write, and tonight, I feel as if Tony could be whispering in my ear to get this done.  By Tony, I am referring to Tony Costanza, who was the original drummer of Maching Head, also known for being in Crisis, Crowbar, Papsmear and so many other random things it's hard to list them all.

Even though Tony died a few years ago, it was really because of him that I was at the show.  He was like my emotional support dog for the last 16 years of his life, one of my very best friends and "lover," as he liked to say, even though most often we were many miles apart, like opposite sides of the country type of apart, and since someone at the show asked me how he died, let me clarify.  For those who didn't know, he had some health problems, and I remember him visiting in January before he died, hearing him while he slept, telling him that he had sleep apnea and that he needed to have it checked out, and like a good boy, he did, but they didn't have it under control, resulting in him dying in his sleep, his mother walking out and finding her only child dead on the sofa in her living room.

Now, most people might not know a whole lot about his personal life, including that his dad was a Las Vegas mafioso type who knew about the shady things to do to get some money that's fairly legal but not exactly kosher if you know what I mean.  He told me one particular story about how his father gave Ahrue Luster a nickname that is not exactly politically correct these days to put in print.  Full circle back to the concert here, Ahrue is the dude who plays in Lions at the Gate, the opening band, and I had not met Ahrue before Tony died, simply heard about him, so after his death, I reached out to Ahrue to fact check some of what I had been told by Tony for this book we had worked on nearly a couple decades ago at this point, and yes, we finished it before he died, and yes, I've just been sitting on it.

Long story short, I went to the concert to meet Ahrue in person for the first time after talking to him online after all these years.  So, that's why it's because of Tony that I was at the concert.  It was to meet one of his best friend that appears in the book, which might be just made into a movie, as I think Tony always saw it that way, saying that people will cry watching it, and no, it's not about Machine Head.

The funny thing is that I thought I had met Ahrue, and when Tony first talked about him, I thought I must have met him, as he played in this band called Ill Nino, and I toured with them on Ozzfest in 2002.  It took a minute before realizing that Ahrue joined the band just after that particular tour.  Thus, I met his bandmates from Lions at the Gate a couple decades ago when they were in Ill Nino, and we toured around the country together, with me not on the stage, but signing more autographs than most as a "Harley Girl," as they called us back in the day, though not affiliated with the brand at all in any way.

Now, I have to mention that tour, as that's where I met the guy who told me about this particular tour.  That'd be my buddy Marco Zambrano, a name that the general public might not immediately recognize, but if you've been around a lot of touring bands, then you just might know him as a drum tech, even though he does has music of his own, as he's a drummer.  His name has come up in previous interviews, such as in one with Hatebreed, but he's one of those cross-over types who not only dabbles in the metal industry, but tiptoes over into the rap world, touring the Jay-Z, Mary J. Blige and so many others over the years that I cannot even possibly list them, as it's constantly changing with demand.

Before the tour was announced, Marco slipped and told me who he would be working with next.  When I got all excited upon hearing that Lions at the Gate was on the tour, I had already started texting Ahrue before Marco told me not to tell him, that he wanted it to be a surprise, as Marco had toured with Ill Nino previously, and he hadn't seen the guys in a few years.  He wanted to surprise them the first day.

See, Marco was not working with them on this tour.  He was working with Lacuna Coil, as this guy gets around the music scene, having compiled a killer resume over the years of who he was worked with, and I mention it, only because techs never seen to get much mention in music coverage.  That's something we actually talked about in the Hatebreed interview if you watched it.

Now that we're caught up on what brought me to the show in the first place, let's birdwalk over into the actual show segment.  First, you have to picture me actually dressed up for once, and by dressed up, I thought I might come in character from my latest horror movie that is nearing completion of filming.  For those who don't know, my character is a demon, picture like Lucifer taking over a female's body.

Visualize white contacts with a short wet-look dress, complete with fishnets.  Of course, the skirt is like too short, and it was probably a full moon in more than one way that night if you know what I mean.  That's exactly how you want to be dressed when you run into one of your former students you say?

Luckily, I'm probably a little too open with my students about stuff I've done, so she was not even surprised to see me.  I was more surprised to hear it's been like half a dozen years since she graduated the college I was teaching at, making me feel that stab of old age.  Catching up, she told me she had returned home after her brother died, and since her brother originally got her into Lacuna Coil, she wanted to come to her very first concert to see that band that her brother introduced her to long ago.

We talked about Tony and how I believe that angels watch over, discussing signs that just might be from the other world at times.  I asked her why she had waited to go to a concert, and she said she had a little social anxiety that she was trying to overcome, which made me think of the last heartfelt conversation that Tony and I had, even though I did not mention it to her at the moment.  Instead, I'll write it here now, and she can maybe read this later, but I will rip my heart open, fight back tears, because I think it's that important to get out to all the people who might need to hear it.

Okay, wiped the tears and sniffled, but let's try to relive that moment yet again.  It wasn't our last conversation, because our last conversation was one of two times that Tony hung up on me, and it was only because I was so weak, not knowing I likely had COVID, that he couldn't hear me talk.  I've always been told by Johns Hopkins University that if it brings you to tears as you write, it must be good, so I will share that the only other time was when he found out I had been physically assaulted on Facebook Live with people sitting back and audibly talking smack about me instead of intervening, as they didn't know the guy assaulting me was on the zombi drug and would soon take out many others.

Ahrue, I'm still not over it.  Never know what you have, until you try to call his phone, and he's not calling you back, and you don't know why, until his mom texts, asking why you're so silent.  You're trying to explain that you've been in the hospital with a surprise hernia operation after puking so much, and she's texting you how she found her best friend and only child dead on her living room sofa.

Okay, enough avoiding the topic of our last conversation, as I think it's a serious matter worth mentioning.  Whenever somebody says those words to me, it boils my blood ever since hearing him say it.  It made me so sad to hear him say, "my biggest regret in life was thinking I was not good enough."

I met a talented guitar player, asked him to play a gig with me, and he refused for that exact reason.  I met a talented tattoo artist, asked him to set up a booth at a convention, and he refused, same reason.  As a teacher, I think it's important to tell people to stop using this as an excuse before you die.

If there's one thing that I can hammer home, it's stop worrying about other people's reactions to things like art, music, writing and whatever else might be an outlet for you.  If it's something you like, it doesn't matter what others think.  You never know, unless you try, so never be afraid to try your best.

The band took a little bit of a hiatus in 2013, and while they might have only returned last year or so, it's like they never left, sounding heavier than ever, which is only enhanced by the lead singer's powerful demeanor on stage.  What surprised me the most was hearing him utter a bad Jamaican word on stage.  Considering that an old, nearly blind, Jamaican rasta was the one who saved me from being attacked, literally sacrificing himself to save me, all on Facebook Live, I might have learned that slang from him, a guy who jammed with some of the original Wailers back in the day, enough to know that if some older, proper Jamaicans would've heard him say that word, they'd be taken aback to say the least.

Of course, that did not stop me from getting a picture with him after the show.  He was just there, ripe for the picking, ready to be photobombed.  I really should have called out his language at that point...

Honestly, God Forbid brought the biggest mosh pit.  It's like Lions at the Gate just warmed everyone up.  God Forbid had them spinning, then it just kind of mellowed into a more chill vibe.

Lacuna Coil gets the fans into it, but not by inciting mosh pits necessarily.  There was still moshing happening, don't get me wrong, but it was more chill than violent.  Lacuna Coil invited the crowd to break out their phones and lighters in the dark to light the place up in a different sort of ambiance.

I would say Lions at the Gate were heavier, but with former Ill Nino guys at the helm, what would you expect?  If you've not checked them out yet, what are you waiting for?  You'll probably love it.

Just to clarify, Ill Nino is still around; in fact, they just played Tampa.  Lions at the Gate is a completely different sound that will amp you up like you're ready to tear into some flesh as the king of the jungle.  Compare and contrast the former Ill Nino with the current Ill Nino versus Lions at the Gate, and get back to me on your assessment, as mine was pleasantly shocked to say the least, as I got into it.

Rob Zombie's Nightmare Will Scare

The first time I heard Rob Zombie's name was on Headbanger's Ball. The late night MTV metal show host gushed on about how White Zombie had been around for nearly a decade unnoticed. Recalling those rip-roaring cars, the crazy animation of the “Thunderkiss '65” video, and even the animation on the Beavis and Butthead movie – and who would have predicted what the future would hold at that point?

Back then, when I was a teenager, I certainly would not have thought that I'd later be touring the country on Ozzfest because of Rob Zombie. The younger me probably would not believe that I would become a journalist, let alone that I'd get pulled on stage by Rob Zombie while covering a concert. The facial recognition from being on stage in front of about 45,000 people, face plastered on the big screen, led to a crew of people following me around and culminated in a job on the 2002 Ozzfest tour.

I attempted to comfort Rob's tattoo artist poolside one somber day. We were chased out of our hotels from the swarm of reporters; literally, 20 minutes after a performer was found dead, helicopters landed. My co-worker and I zipped to get away from the craziness and had dinner with Rob's tech Grape.

Over the years, it's like meeting extended members of the family, such as when I was introduced to Shauna. It was when I was living in New Orleans, before Hurricane Katrina, and Corrosion of Conformity's Pepper Keenan knew that I was new to the area and in the biz. He introduced us when we had been drinking at her bar, The Saint, and I remember the cats I loved to see freely roaming her bar.

I recall more than a few stories with plot settings of either her bar or Pepper's bar from back in the day. I shake my head and smile, recalling a patchwork of various times and people. Those stories are for another time, as it's like when Kirk Windstein swore me to secrecy the details of hanging out at the Black Label Society balcony party with him and Frey from Valume Knob, and Pat, now of Down.

That was more than a decade ago. How many times have I seen Rob Zombie since? More than a few.

Right after I started studying for my Master's at Johns Hopkins University, I covered the show at DC's 9:30 Club. People were thick. It was more of an intimate club setting that was packed to the gills.

Compare that to last year in Wisconsin at Rock USA Oshkosh, where he was one of the headlining acts. Totally different stage set up and atmosphere with the outdoor festival. This was set up for camping, complete with carnival games, a ferris wheel, the zipper, and ziplining across the festival grounds.

This year when I saw him in Toledo, Ohio, it was just him. His opener was a DJ. Madonna style.

Of course, many who have seen my business card, which is also the picture used on the cover of my thesis from Johns Hopkins University, might have heard of the time I crowdsurfed at Ozzfest. It was not the year that I had toured, but after, when Rob toured again, and I covered Columbus, Ohio. The internationally-known photo was taken while crowd surfing during the same the song he had originally pulled me on stage for, “Living Dead Girl,” but since people on stage knew it was me crowdsurfing, they had drenched me with a fire hose, killing my camera at the time – but I was able to save the card.

The epic photo has caused a lot of controversy. It led to a half dozen of my books being censored and pulled from publication by the publishing company. Some have almost viewed me like a villain.

Maybe I can identify with some of the bad guys from Rob Zombie's films. They are bad people, and by all rights, you should really hate them for the bad things that they do to people, a.k.a., killing them; however, there's just something about them that you like. Rob Zombie shows the perspective of the bad guys in his films, and that's what sets some of his work apart from others in the horror genre.

That love of horror can be seen in his stage show, with massive images of villains and hot chicks. Embodiment of images from satanic cultures and shock value are things that get the blood pumping. Pulling from those various influences, a persona arises, a stage persona, a movie persona and just Rob.

There's so many images that can be conjured in the mind of what Rob might possibly be like. Ask my friend's son, and his response is based on the Halloween mask of Rob and his music. Scary and cool.

The little five-year-old loved that Rob's music had race cars in it. He was terrified of the mask when he stumbled upon it in the Halloween store though, inching backwards slowly. He never saw the movies.

He didn't have to see the movie. He was scared enough by the mask, asking me if that's what Rob really looked like in person. I had to comfort him, explain that it is just a mask, just a prop, because Rob likes scary movies, but no, he's not that scary in real life; he's actually a pretty nice, chill guy.

Rob's appeal has grown to be that broad. A child can like the smallest element of a race car in the music, movie buffs appreciate him pushing boundaries in the movie industry, metal heads like the mosh pits. Not matter what it is that draws you to liking him, the once obscure is now a family-known name.

Now he's preparing for the Great American nightmare, where you can be scared like a little child. This is not just your average haunted house, as it has Captain Spaulding's 3D Clown School, the Bloody Boulevard with roaming freaks, and even concerts by Rob Zombie on October 2^nd and 4^th. Come on down to the Odeum Expo Center in Villa Park, IL, between Sept. 25 and Nov. 1^st for a real fright.

Weekdays, the haunted spectacular will be open from 7 – 10 p.m., open until midnight on the weekends. On Oct. 2^nd and 4^th, the doors will open at 5 p.m., with the concert starting at 8 p.m.. The haunted house, waiting line and box office are all indoors, so don't hesitate to visit on a rainy day.

Don't plan on wearing flip flops or high heels, as you never know when you might need to run for your life. This is also not recommended for the youngsters under 13 that are prone to having nightmares. Still, getting scared by Rob Zombie's collection of freaks and ghouls is the perfect start to Halloween.
